It’s a handful of deals with a trusted few partners that do Real Estate business (professionally) outside of Switzerland.
We fix a per-annum interest rate in CHF which is good for both them and (especially) me (so far it has been in the upper single digits).
Sounds like a good deal for you and a disaster waiting to happen for them (which might mean bad deal for you if they default).
(At least based on the polish/hungarian/etc CHF based loans history, those ended up very badly)
The same story is building up again, this time in southern Germany.

Can I ask what you’re portfolio looks like, I want to start next year with investing but there is so much choice. It looks like you made the right choices.
The right choice for someone else likely are not the right ones for you.
It was a decent year with an overall growth of 22%. Networth breakdown: 65% in equities, 15% in cash, 20% in pillar 2
Highlights: Crossed 1M milestone (including pillar 2).
Not so good:
- Had the lowest savings rate in the past 15 years. This was largely due to a much larger tax bill than usual.
- My goal was to invest 100k in the market, but only managed to do 80k due to illogical human psychology related to high valuations.
Predicted net worth is an estimate of my net worth at the end of the year if I sold all equities at the start of the year and only saved in cash.

Investing 80k is still a big chunk! Of course, it will depends on a lot of factors like your salary, but it is still a big number if you compare yourself against the majority of the Swiss resident and or friends and collegues who live salary from salary

It’s just a set of custom charts in Google Sheets,
built on top of tables I used for tracking the past 5 or so years.
If there is interest, I could create a template out of it and share here.
Just checked on the “time weighted rate of return” on my ibkr ETF portfolio… 18.5% year-to-date monster year
+1.6M CHF / 25% y-o-y
But also happens to be
+1.2M USD / 16% y-o-y
I track in CHF/USD/EUR, currency fluctuations can hide true progress (and lack thereof)

I didn’t calculate and it is not simple either. Most of the growth came from existing RSUs and more RSUs being granted/vested from my employer (Name should be easy to guess from my username and also stock doubled in last two years).
Pillar 2 and Saving Account’s Cash.
That’s what I thought because the increase from about 1 to 4 million is quite fast . That could only be possible with concentrated stock positions or significant capital infusions
