We are designing a two bedroom apartment for the first time (and definitely not experts!). We want to create a space we’ll like, and could also work for others (in case we ever need to sell).
Now we’re stuck between two layouts for weeks now…
Which one do you feel works better? And why? Any feedback—big or small—would be super helpful! If both cost the same, which would you pick (A/B)?
B for me: I’m not a fan of the very small one sofa space in front of the toilets in A. I also like the entrance to be somewhat separated, which you have in B but not in A.
I’m not fond of the very small individual toilets boots in either.
B.
In A you have a room near the noisy (?) living room and no way to the terrace. Also in A you have a kitchen on a corridor? Messy.
I don’t understand the room with the blue thingy and the mini room near it. What’s that? a shower
Tbh I’m also not a fan of open kitchens though.
If you actually plan to use both bedrooms permanently as bedrooms (and not as office etc), then I would prefer A (more privacy, each bedroom has their ‘own’ toilet,…).
Do you have a plan on which it is possible to read the measurments?

what is the roome in the upper right corner for?
Toilet on the upper side of the plan: Door looks like a tight fit to get in.
one shower looks like connected to the laundry room, right? Are you able to create a relaxing/“wellness” atmosphere in this situation?
A:
what ist that niche behinde the sofa? looks like unusable space to me.
Do you need two showers?
I also do not like the idea of having a kitchen as hallway. And I would change sink and rechaud, It is nice to look at your guest/family while cooking
I do not like the entrance situation. It is to open for my. Entrance is always rather dirty. When you walk in front of your door often you will take the dirty from outside through the whole appartment. (I suppose the door at the lower end of the plans is the entrance, ignore if I am mistaken)
B:
the door of the two bedrooms are really bad planned. At least if you intend to use both room frequently.
Bedrooms are really close, noise may be a problem.
Whats the bed size in the lower bedroom? looks like no space to get comfortable in the bed.
Is it right, that only the one wall at the shower in the middle is a bearing wall? If yes you could imho do better than both propositions.
I hope I don’t sound to negative with the following: maybe it’s not that you can’t decide which is best, but more that you can’t decide which is the least bad option.
When I look at these layouts, I wouldn’t want to live there. For starters, it’s a bit weird to enter the apartment through the living room or through the kitchen.
I guess the placement of the shower and toilets in the top right are set in stone? Also, you are talking about a two-bedroom apartment, but I see three rooms. Do you really need three rooms in addition to the open-plan living space?
Both look a bit strange. If I was pushed I’d go for B, mainly because I don’t like a bedroom that’s essentially exposed to the kitchen and living room.

I’d like a kitchen with an island and a pantry. Wouldn’t want to come in and stand in the kitchen. Break the flow by placing the wardrobe opposite entrance. Toilet near kitchen feels unhygienic.
Where is the main entrance, where the balcony? Weird if it is the same thing.
Do you have a laundry room?
Bedroom below should be more rectangular with entrance from below. Maybe the toilet situation needs to be reassessed. They are small.
All your considerations made so much sense — we took some time to incorporate them, and we are really happy how it is shaping up! Here are some improvements:
No more toilets in front of the sofa/kitchen, enlarged sofa area
Dedicated entrance space
Kitchen moved out of corridor + island added when possible
Bedroom no longer directly exposed to kitchen
Slightly larger toilet within the constraints
Separated laundry room to keep the bathroom more relaxing
Repositioned bedroom door + added wardrobe to reduce noise
Would love to hear your thoughts on v2 layouts! Do they feel like an improvement? Which version (A/B) do you prefer now? Let us know!
P.S. Ah, yes some clarifications, and I also annotated inside the plan:
The top right room is a storage/hobby space, not a bedroom as it only has a half window
No terrace (unfortunately). The entrance area has floor to ceiling windows looking into a small concrete space next to a street.
i prefere B. What is the intended use of the two bedrooms and two toilets? who should use which one?
Typically you would have one for guests. But that one close to the storage room looks really hidden, and do you or your guest want to walk through your laundry room? Maybe just eliminate the second.
Can you share any informations about surfaces/measurements?
B is better, but still not my taste. You should try to build it in some 3d tools ( I think I used a tool called floorplanner) and see how’s wandering inside that place.
Also for my taste (a lot of people will disagree) the open space with kitchen is too big and a separated kitchen would be nice.
Try to cook “stinky” food and set the kitchen exhaust to the max power. You won’t hear the tv. Glass water boiler are also noisy.
I understand this point but I’m more practical. First because I don’t have party every day of the week (I also don’t cook nasty stuff every day, but the water boiler is annoying if I have the TV on). Secondly because I have a huge kitchen. This means that my guests are in the kitchen with me if they want otherwise they go elsewhere. It’s a win win. On Plan B you can manage to have a closed big kitchen and a living room as well. Of course you sacrifice that huge dance floor, but you gain walls where you can attach painting or put furniture against to. I’m not a fan of too much empty floor space.
