Can you guys help solidify my conviction (shared by Gemini) that utilities like gas, electricity and internet (and cleaning!) can be deducted when declaring income from a property (abroad, but it should not matter) rented out via Airbnb/booking?
I don’t think it should, what is deducted are maintenance costs (and some fees).
It’s also no listed in e.g. https://assets.airbnb.com/help/Airbnb-Tax-Guide-2021-Switzerland-FRENCH-Final.pdf (which is more or less a copy of Fedlex)
I think for this to work you’d need to have a separate company (which then could balance its account).
edit: maybe try to have gemini find you some legal basis for it? (either law, ordinance, or jurisprudence)

So maybe just ask the tax office? (or deduct and let them decide) btw make sure it’s worth it vs. the default deductions which can be 10-20% of the rental income, esp. if you’re not doing any maintenance work.

The fees for managing the place remotely are already over 20% of the income so everything else I can throw in helps.
