Rental contract - What's the "Ref.-Nr."?

So I have picked tenants and I am drafting the contract. I am using the HEV template, which is basically the same as this one:

I think I filled all the important parts, but I HAVE NO CLUE what the field “Ref.-Nr.” on the top right is supposed to be and whether I should fill it. Any help?

thats an internal reference number you define yourself to know which contract # this is. Irrelevant.

I’d input the year of the contract into it to make future filing and fiscal references easier. I may also try to input something that refers to the property in case you have more of them at a later stage and would probably input the month too, with something like ZH01-2024-07-01 (Place and #increment of the property, year, month, #increment of the contract).

On a joking tone, you could make it a very high number with fancy references to make yourself look important.

Edit: I’d also probably start with a “C” to make it “Contract” so as to use a similar reference for bills, statements, reports and other stuff related to the same property.

Guys… in Switzerland, every building and every apartment in every building has a number. Those have been established by the state.

You must inform the Einwohnerkontrolle within a couple days (5 or 10 or so) of your new tenant (lots of info). The tenant has to register within the same time frame with the contract. If the exact number of the apartment is not on the contract, you have to give it on a “Wohnungsausweis” separately.

They do fine people for missing the deadlines. You are also responsible to make sure your new tenant has a legal permit to stay. Failure to do so will get you a Strafbefehl.

You should also register and deregister your tenants with the electricity company. Otherwise you get the bills of the tenants’ apartments.

Also, that contract is very easy to fill out incorrectly. All mistakes will be your problem. In some cantons, you also need to give an official form along with it to the new tenant with their rights and the previous rent. Failure to do it means there is no valid rent contracted. You have to prove that the form has been received by the tenant.

Being a landlord without sufficient legal knowledge is a time bomb.

I actually I had the contract checked by a legal service but they forgot to say anything about the reference number and then went for an early firabig, therefore the question.
