Rent reduction [2025]

Shouldn’t you be careful before sending the letter? I thought for most people due to the general cost increase they might end up worse off.

Why is that the case?
You mean if the rents are also linked to CPI etc. or something else?

In my particular case there is no “risk”, since we moved into a new-build last September (at 1.75%, so “it can only go down”).

The only question I have is -
Are we allowed to request a reduction multiple times in a year (if further drops are coming soon), or are there some limitations to it?
(I’d venture to say yes - since the landlords are allowed to pretty quickly update the increases pretty much on quarterly pace)

Yeah that’s one of the few cases where it’s obviously good.

Normally these cost increases should have been directly passed on since the last increases (if you got an increase). And since the last increase inflation has been super low, it will certainly be a lot lower than your rent reduction.

Maybe another reason not to send such a letter: if there were no rent increases when rates increased before, you may not want to remind your landlords that it’s something they could do?
Unless the current rate is much lower than what’s on your contract.

Last reference interest rate change was in 2023, LKI still increased since then (and they’re usually good at finding other reasons to increase)

Lucky you. The rent of our flat is linked to the CPI :roll_eyes:

can you explain why it can „only go down“? Couldn‘t it be for example increased to 2.0 and therefore your rent would go up?

Aren’t we talking about 40% of what, 1% since 2023, versus 3%?

In my case they increased rent immediately after every reference rate increase, including adjusting for inflation. Therefore they could only claim inflation that happened since December 2023.

If they wouldnt have increased back in 2023 then I would of course not claim the reduction now as I could only lose.

Do I expect them to lower the rent without questions in my case? No, I don’t. Pretty sure they’ll try to pull something off. But well, then it will be a case for the Schlichtungsbehörde.

Slightly more overall, but in that direction.

I typed in my stuff in the rent reduction calculator from MV: MvRechnerFrontend

it’s about 0.7% cost increase since December 2023 and gives me a ~2% net reduction of my rent. Not too shabby.

Edit: Nevermind, I did the Mietzinsrechner and it provided me with a Musterbrief.

If you reread my paragraph you quoted,
I was referring to the specific chain of my current circumstances:

  • Started renting the apartment in Sep 2024
  • The rate was 1.75%
  • It is now 1.5%

==> If I send a request, my rent can only go down, there are no factors for it to go up.

Of course the rate can one day in the future go to 2.0%, but that’s beside the point.

I didn’t expect that, my contract from May 24 containes explicitely: price index May 24. Haven’t seen such index in my previous contracts.

The calculator didn’t send me any calculations
Do you know if the email with calculation come in few days or immediately ?
