How to speed up house payment process

Hello dear all!

We are in the process of submitting an offer for a house we did visit in the last days. The house would be free really fast, moving boxes are already in the hallway. Thats why I think a offer with the possibility of a quick sale / payment could be interesting for the owner.

According to our Bank, with pension fund transfers best would be to have 2 months time.

Our first offer (which is already higher than asking price) we could cover with mortgage (affordability maxed out) / 3a and private funds. But then we would only have 20k left (notary fees included, no renovations needed, could live comfortably in the hous with the stuff we have).

What could we do in order to prepare a quick and smooth payment process? Offering without considering pension funds? Would it be possible to claim WEF from pension funds afterwards → I think no, am I right?

Would it better to ask the bank to block, lets say, 150k additionaly on our accoungs, make temporarly higher mortgage (few weeks until WEF arrives). For the pension funds this would be a “Tilgung” which could be OK. Should this be possible when rhe “normal” requested mortgage amount already maxes out our affordability?

Good to think about this. From my general experience in CH, I think it’s quite probable that they have made their plans expecting to get the money with the standard delay, 2. Pillar included, and that they don’t care about getting the money earlier or later.
So I guess my advice would be to ask if they would find that interesting at all.
