Homeowner Renovations before Eigenmietwert ends

With the Eigenmietwert and renovation deductions being phased out in the next few years, how are you all thinking about timing your home projects?

Are you planning to fast-track anything while the tax deductions still exist? (ex. heating systems, insulation, windows, solar) …. Or just renovating as needed regardless of taxes?

I’m debating whether to bundle a few projects sooner rather than later, so it would be interesting to hear what other mustachians are considering.

What’s on your list, if anything?

This. I’ve also considered fast-tracking everything, but in the end I’ll just follow the natural end-of-life cycle for each component.

What I’m planning to address over the next decade or so:

  • Roof – this will need to be done sooner or later.
  • Bathrooms – I’d like to upgrade them, but it makes more sense to wait until the plumbing is renewed; otherwise I’d end up opening the walls again after renovating.
  • Kitchen – I’m thinking about a light refurbishment, but I don’t have any concrete plans yet.

I wondered whether prices will be higher in the near term as people consider doing the same.

Plus there is opportunity cost of doing work earlier than required.

I would personally do everything what was initially planned to do within the next 3-5 years. Spread it out over 2026 and 2027.

This. I was anyway behind with renovations, instead it’ll be my stocks allocation that will have to stay behind.
