Foreclosure real estate Tool

Hello everyone, i made a website that might interest the people looking for real estat deals.

So i was looking into buying a home through one of the foreclosure auctions to maybe score a sweet deal. I quickly realised that the information was (who would have guessed) scattered throughout different websites from different cantons and different Betreibungsämter/offices des poursuites.

Next i looked if there was a website that grouped them all together, sadly there wasn’t, well at least not one where you dont have to pay a monthly fee to get public information. This kinda annoyed me so i decided to start building one.

The adress is : immo-signal.ch

I chose this name because the website is designed to signal to you (send you an email alert), if there is a new Property in a canton you’re interested in.

doesnt each canton have its own scheme how they publish the auctions? You can simply check directly on their respective website. Since they are auctioned I dont see the added value to get an asap information. This is no first come first served situation.

No, this is useful. It is a free aggregator, apparently with filter and push. So, if you don’t want to screen multiple websites by hand each day, this adds value. It gives also gives you the maximum runway to close the deal (you need to find out if you are interested, you need to secure financing (preferably cheap)).

As helix said, yes they do. I’ts just annoying to find out. Much easier to just get an email.

Also the “competition” just annoyed me. Localauction charges 59CHF A MONTH (auctionhome 36CHF). Yeah you read that right.

Maybe later on i’ll ask for some support due to server costs and such but for now this is purely out of passion and spite.

Ha ha, honestly spite was the initial spark, the passion showed up once I actually started building it and realised I enjoyed doing it. But fair point if there’s ever real money talk, I’ll lead with the passion half :laughing:

My thought was that normaly you have 1-2 cantons in mind where you are interested to buy. And if you want to be sure do not miss anything it is always best to get your information directly from the source. So you want to figure out where they publish it. Many cantons have their own website for this. IMHO at least a publication in the SHAB will be made. Also these listings you dont need to check each day. They will be in my experience announced well ahead of the auction.

If you are looking for a general investment opporuntity and are not tied to the location the usecase will surely be different. Anyway, if you have been at one of these auctions you know that selling prices are normaly at market level.

And I fully agree that some companies are offering this service to expensive.

Fair, and i mostly agree with you.

For one or two cantons, going direct works and yeah, the SHAB centralises a lot, but not everything. The gap I’m filling is that it’s painful to use because there is no property filter no per canton alert, everything lumped together. So it is more here is the info, filtered and readable, with an email so you don’t have to remember to check, also the official documents are directly linked on the website.

On prices, i agree they’re usually around market level Houses or apartments in Areas with big demand often reach or exceed the estimate, real discounts mostly show up on harder to sell rural/niche stuff. People shouldn’t except to get 50% discounts from this. But we’re on a FIRE forum after all even a few percent saved on a purchase this size compounds into a meaningful amount, so it doesn’t need to be a bargain to be worth watching. Mostly it’s about not missing one and having a good runway to get financing/to run some calcs. It is most useful if you’re not tied to a single location, like you said.

Mostly hobby. Im always looking for opportunities though.
