Finanzierungsnachweis for new-build apartment – experience with VIAC or online brokers?

Hi everyone,

We are in the process of buying a new-build apartment in Switzerland. The developer is asking for a Finanzierungsnachweis together with an application form in order to mark the apartment as “reserved”. They explicitly state that this is non-binding and does not yet commit us to taking the mortgage with any specific bank.

Before contacting banks, we were wondering whether this kind of financing confirmation can also be obtained from online-only providers such as VIAC. Has anyone here successfully used VIAC or another digital broker to get a Finanzierungsnachweis for a reservation or purchase process?

Additionally, for those who ended up going with VIAC:

were you able to negotiate the mortgage rate, or is their offer essentially take it or leave it?

I don’t know if VIAC does them, but I don’t see any reason they couldn’t.

Of course, if you’ve already decided on going with them, then it makes sense to start with them, but you can get the confirmation from one bank and the actual mortgage from another.

I’ve had a good experience with Migros Bank for what it’s worth. Everything could be done online, except for signing the paperwork which I had to send via (pre-stamped) mail.
