Hi, I am wondering if someone can recommend an efficient Real Estate lawyer in the Lausanne- Vevey area. We’ve bought an apartment in need of renovation in a PPE and starting the bathroom work opened a can of worms… The lack of individual water shutoff valve for the apartment was missed during due diligence (first time I’ve ever seen this) and the communal columns were not labeled with neither the concierge, nor the regie having a clue what shuts the water to which apartments. The renovation crew found badly rusted pipes that broke when touched so we had a potential massive flood in the works with no way to shut the water. Eventually, after paying for two emergency plumbers in succession we were able to identify the valves. The concrete bathroom floor/ upstairs ceiling did get soaked but no water ingress was observed by the downstairs neighbour ( they have a false ceiling which might have helped). The plumbers who attended advised the fault lies with the previous owners. And the regie avoids answering any emails covering this incident. I feel we got in over our heads and need some legal advice as well as a sanity check on the insurance needed to own something like this.
