I still didn’t choose a bank but would like to send Finanzierungsbestätigung to the seller. Any bank willing to give me one before we sign the loan contract?
Yes, but if you don’t sign a mortgage with that bank, you’ll have to pay a fee. Just ask your bank how much that would be.

It shouldn’t be an issue. After all, you can make the offer and if it isn’t accepted, you wouldn’t normally pay for that. The bank doesn’t know any different.
Yes but be open about it. You want the mortgage, but you want a good offer which you will compare to others. Gets you a better deal anyway.
