Computations on mortgage for a villa in Vaud canton

My husband and I wish to buy a house in January 2025. We’re looking into mortgage brokers, individual requests, etc.
I know Mustachian is recommending VIAC, and we did ask a few days ago, waiting for them to answer (if you have any experience with their timing…).

We are trying to compute which offer from what we got is the bestm based on a time span of 10 years, with fixed interests.

Our calculations seem off for one particular case because, with the (as I understand) sh*tty insurance 3a offered, it almost sounds like a good idea with such a low proposed interest rate.

We did our calculations here (probably something is wrong => if not, please enjoy it for yourself if it can be of any use).

Our assumptions:

  • VIAC 3a pillar would at least get us a 5% yield
  • We calculated based on different amounts of donation (if we can lower that, would be nice)
  • We calculated everything on 10 years
  • We compare the ending situation, based on the fact that we spend 4’860.- per month for rent + 3a placement

“Montant notaire” seems very high to me.
It’s usually 0.1-0.5% of the purchase value.

3a calculation in lines 43, 44 seems off - especially C43 D43 and I43 are most definitely incorrect

I this is exact in terms of all notary stuff, that’s at least the exact quote they gave me (including all).
They provide an estimation of 4% for Vaud (on ref here).

Nice table.
But why don’t you go with different bank that offers lower rate for 10 years such as UBS key4 (1.09%), Migros Bank (1.18%) or even Postfinance (1.20%)?

@Mr.B Thanks for the tips, we’re surprised our broker is not pursuing these options, but we know our situation is a bit complex (my husband has its own company, some funds are moved from there as a salary advance), and it seems that even with a 276’000k per year, it’s not enough to convince a lot of people :frowning:

If anybody has insight on taxes calculations after the buy or more insights on the current sheet (I can’t believe taking a 3a in insurance can work…).

I reached out to PostFinance & UBS as well as VIAC directly, but not yet answered.
If anybody has resources on calculations of mortgage costs comparison, we probably deeply need those :wink:
