Qualcuno qui ha un commercialista da raccomandarmi per una consulenza ed eventualmente una collaborazione duratura? Il mio vecchio commercialista e’ molto ignorante su diverse questioni inerenti la mia residenza fiscale estera. Nello specifico vorrei capire se mi conviene aprire una p.iva per gestire immobili in affitto a turisti in Italia. Felicissimo di discutere anche con qualcuno di voi che fosse in una situazione simile (residente in Svizzera, reddito in Italia da affitto).

I have a flat in Sardina which is rented out to tourists. IIUC la p.iva is efficient it you have 4 flats or more.
I can not really recommend our commercialista because he does not respond to e-mails.
If I were you I would try to find out who the hotels or RE companies in your region have as commercialista…

I didn’t talk to my AI too much about this difference, however I rent with AirBnb so it is automatically cedolare secca. I will however make an excel for the swiss tax declaration with all the deductions and then guess whether it might be woth the commercialista and my hours to go to the other regime than secca.
Regardint the swiss declaration, I started with some excel templates and read through the texts regarding deductions for zurich. I am happy to share what I have so far.

AirBnb will withhold 21% as in cedolare secca but then you can still choose to go the other route and the money Airbnb paid for you are used a credit, that might be wort it if e.g., you have accrued credits thanks to renovations. My question is however another one: stay LT or switch to something else like casa vacanze imprenditoriale, which would allow me to deduct the costs…
I think I know all the details regarding RE deductions in Zurich, if you share what you got I can comment in case I think something is missing (or I can learn something).
