Commercial Property in Ireland: Tax Efficiency

I recently purchased a commercial building in Waterford, Ireland, and I’m planning to lease it out. I currently live and work in Canton Glarus, Switzerland, and am originally from Ireland.

I am considering whether to set up a company in Ireland or in Switzerland to handle this property’s rental income, which will be about 700 euros per month. I’m particularly interested in understanding the tax implications, management efficiency, and any other legal or financial considerations I should be aware of for both locations.

Could anyone here share their experiences or advice on:

  1. The pros and cons of setting up a company in Ireland vs. Switzerland for handling property located in Ireland.
  2. Key tax considerations for a company in both Ireland and Switzerland receiving income from Irish property.
  3. Any potential challenges in managing an overseas property via a company based in Switzerland.

Thank you in advance for your help and insights!

In view of the rental income involved, I wouldn’t waste any time with a Swiss or foreign company to manage the property. Seems overkill.

For more detailed Swiss tax implications, I recommend you to get in touch with a Swiss tax expert.

As it is a specialised topic, you might get more help if you do some internet research and revert with specific questions about what you don’t understand

The following 2 links suggest to me there are not meaningful advantages for most people in using a company. But it depends what you are trying to achieve
