# Utilities for a short rental property

Can you guys help solidify my conviction (shared by Gemini) that utilities like gas, electricity and internet (and cleaning!) can be deducted when declaring income from a property (abroad, but it should not matter) rented out via Airbnb/booking?

I don’t think it should, what is deducted are maintenance costs (and some fees).

It’s also no listed in e.g. [https://assets.airbnb.com/help/Airbnb-Tax-Guide-2021-Switzerland-FRENCH-Final.pdf](https://assets.airbnb.com/help/Airbnb-Tax-Guide-2021-Switzerland-FRENCH-Final.pdf) (which is more or less a copy of [Fedlex](https://www.fedlex.admin.ch/eli/cc/1991/1184_1184_1184/fr#art_32))

I think for this to work you’d need to have a separate company (which then could balance its account).

edit: maybe try to have gemini find you some legal basis for it? (either law, ordinance, or jurisprudence)

edit: seems like some cantons have guide with more details, e.g. Geneva:

So maybe just ask the tax office? (or deduct and let them decide) btw make sure it’s worth it vs. the default deductions which can be 10-20% of the rental income, esp. if you’re not doing any maintenance work.

Thanks, I guess I just add them since deadline is tomorrow 🙂

The fees for managing the place remotely are already over 20% of the income so everything else I can throw in helps.

Does anyone know how to declare occasional short term revenues of properties in Switzerland ?

For instance, I rent my secondary residence apartment in Wallis for \<10k CHF per year.  
I would declare this as “other revenues”

Can I deduct what I pay for the cleaning lady?

I’d guess you’d declare it for what it is, i.e., rent? As for the cleaning, I am afraid the answer is no

If you own the apartment you would need to declare your rental income as **code 3.340** : (see: Traitement fiscal de la location d’immeubles meublés)
