If you can live with it, if you don’t have enough income to set-off against the works, then maybe you can delay some of the less intrusive work to future years.

I discussed this extensively with my construction manager. We deferred the renewal of the roof for 2-3 years, while the interior renovations will all be done in one go over 2024/2025. To many interdependencies, we need to open up the floors for new underfloor heating, this in turn means you need to do the windows, while you are in there, it’s the perfect opportunity to do all new electrical, etc. etc. We will likely save money in construction costs but can’t realize all the deductions.

The carry forward of deductions is a special case (and rather new) for energy improvement renovations. It incentives reducing your environmental footprint.

yes but then you are forced to use “renovation windows”, it means you have to reuse the old frame as you cant get the old frames out without tearing up the Unterlagsboden (at least in our case). In any case, windows should be one of the first things to replace, when making a building more energy efficient.

In our case, we ripped out the old frames and put new ones in place. Maybe you had something specific for your house. Were they all floor to ceiling windows?

For our windows, they are essentially just concrete holes where the window is set in so you take out the old ones and put in the new ones and just need to insulate and redo the decorative elements after.

Anyway. It was just an idea. We phased all our work out for budget reasons if not tax reasons!

If you are tearing up floors and walls, you might want to look at the pipes too. They are a pain to do afterwards.

yes, they are all floor to ceiling. To quote my construction guy “there is always a way” but it was certainly easier if not impossible in our case otherwise.

we’ll do everything (pipes, electrical, …). That’s why it will cost north of half a mil. The only thing original to the house will be the shell (facade, roof and most of the interior walls).
