If no own equties are needed (100% financing) any gain over 0 would mean infinite ROI.

2.5% to 3.5% NET and unleverd is in my opionion reasonable, that’s more like 4-5% gross yield. Gross yield meaning before vacancy cost, property taxes, maintenance, etc.

Add leverage to that and your yield is fine for the risk you take.

However, if you look at single houses or condos the yield is usually lower…

I’m glad that won’t be possible in CH, it’s exactly how the real estate bubble started in the US!
