Oui le fait de pouvoir emprunter est un avantage, j’en parle dans mon premier message. À mon avis, ça ne fait que sens d’investir dans des SCPIs en utilisant un emprunt immobilier. En direct, je trouve les inconvénients trop nombreux (faible liquidité, rendement moyen, relative obscurité du procédé de détermination du prix des parts, fiscalité, frais d’entrée), surtout en comparaison avec l’alternative: les actions ou etfs en direct sans impôts sur les plus values. Pour investir à crédit dans des actions, vous pouvez souscrire à un crédit Lombard, qui utilise vos placements existants pour garantir l’emprunt. Les taux sont bas mais ils ne sont pas fixes et les conditions « d’appel » du prêt sont également variables: en effet, le broker peut du jour au lendemain fixer un taux de 10% et/ou demander de remboursement immédiat (sous peine de vente des actifs nantis) de l’emprunt.
