Family of 4 in Geneva - Monthly costs and discussion

Oh man. We are renting a 100m2 (3 bedrooms) flat in Satigny for 4.4K (parking and charges included) and it’s not fancy or whatsoever. Just a flat in a 2004 residence building.
Couldn’t find anything convenient in other communes (3 bedrooms and not like 1h distance from work place).

I wish we could move to another canton but our employers are here and especially for my wife he’s profession is very niche and can only do what she does in Geneva.

Geneva is a weird market for renting. Some have it amazing by taking over an apartment that has been rent controlled for a while. Others have no choice but to pay up.

If you do have the time/patience to dedicate to keep looking for a flat then checking regie websites daily, reaching out, looking at lease takeovers online, etc. can eventually find a great deal.

I know of people with a nice 1 bedroom in Eaux Vives for under CHF1k, top floor in Servette for CHF1k, big 3 bedroom in Champel for CHF2k. But these places are not easy and take a lot of time/luck/bribery to get.

I found a 2 bedroom 60m2 in Servette for CHF2k with a lease takeover on Facebook marketplace. Not the best deal but better than anything I could find on Immobilier/Homegate/Flatfox.

Sounds like you might be able to get a better salary too though.

With CHF185k of gross income and fixed costs like this (4.4k rent + 6k for private daycare) you are very good if you are saving 2k per month. What is your net income after all taxes?
The prices of apartments in Geneva are just insane, I agree - follow fb pages (I see from time to time some good opportunities) and you might be lucky - this is how we found ours (btw similar here, GE, mid 30s, 2 kids)

For a salary of 185K we should be at the 15% tax bracket at source. But my wife’s income is tax exempt and our tax rate is reduced significantly.

We end up paying taxes for a salary of around 100K. With 2 kids this is 0.42% tax

Sounds like you are winning at Geneva with a set-up like that… I need to find a UN wife!

As a single guy think I pay more like 25% + federal + social security + military and get close to 40% :cry:

This is a lot. I appreciate our special situation but we have also many headwinds like increased prices in Creche due to tax exemption of wife’s salary.
