I could expect a rent or a landlord tax or at least an annual maintenance cost for 1% of the buildings.
This was meant to be my retirement budget so assumed the mortgage was paid off by then. Though earlier, I did note that I forgot to include some maintenance expenditure. It seems I forgot again when I updated it.

Yeah. The number I’d taken was when the oil price spiked after Russian invasion of Ukraine. Prices have settled and I also insulated the house. On the other hand the 10’000s of cost of that project would take decades to amortize even if it was wholly responsible for the fall in costs.
I feel that 2mn are needed to retire in Switzerland with some comfort and leeway, but not luxuriously. One would still need to pay attention and be fairly frugal.
Given the trend I noticed that things in CH are 2-3X more expensive than GR, (was up to 4X 5 years ago when I moved to CH), I’d say 1mn in JEPQ UCITS (tax-free) gets someone a comfortable life in GR, but no leeway for YOLOing.

AHV contributions after FIRE - foreign real estate
I have a question regarding the AHV contributions in CH after FIRE. Would foreign real estate be included into the assets’ base for the AHV contributions or only Swiss real estate? I understand ‘movable assets’ are included regardless where they are located worldwide.
While AHV is a special kind of tax, it’s a tax nonetheless. If foreign RE is not taxed by the cantons,* it’s almost surely not taxed by AHV.
(*) It’s probably still used to determine the tax progression, but AHV rate is flat, afaik.
