I cannot find the following fund on Swiss funds data. Is it possible that this platform doesn’t have all funds ?

So once I have some funds on watchlist, I will automatically get the notification ? Couldn’t find anywhere how to actually receive notification for selected funds

I was able to buy this on IBKR without any issue . Not sure why it is classified as qualified investor

It could be that Swiss funds data is primary reporting primary market. But IB is selling this on secondary market

I am searching for while on a second rental property with downpayment financed by mortgage increase. I can’t find anything interesting…

Currently considering buying these residential funds instead:
SLREFS
SRF
ZIFIDS
IM
IMHE
DRPF
GOOD
ERRES
SOL

Less management, less yield than a rental property as well and less leverage possible theoretically.
I am betting on low interest again for a long time and swiss RE carry on increasing in value. So I am considering adding leverage with a Lombard loan by a Swiss bank. It’s now possible to have for less than a 1%.

I know about the current high AGIOS but anyway I am sure I wouldn’t be able to buy any flat owned by these funds without also a 30% prime compared to the whole building
Max drowdown for this kind of fund is supposed to be around 25%. Of course if interest rate raise fast I could be broke.

Do you think the risk rewards of this strategy worth the risk?

I think these funds make sense but you need to be prepared for short term volatility. Long term returns should be in line with SWIIT.

Make sure you check the liquidity of these funds. Not all are traded heavily

I have a question. Does anyone know how exactly these subscriptions are executed for investor like me who owns the units but they are held at IBKR (which I assume is not specifically under my name)

Would I be able to accept them on IBKR? Or they would not be offered to me?

I never had any problem with capital increases of real estate fund at IBKR. You will be able to take part in it

Question -: it seems the capital increase is offered at NAV or something similar and not at market price.

Does it impact tax declaration?

No. You’ll declare the tax value at the end of the year.

The only difference that would happen would be if you are considered a professional trader, in this case the capital gains would be the actual gains (but actually it is always the case)

So the price you pay for the new units is immaterial and it’s not treated like ESPP where discount in market price vs offer price is considered taxable income

Yeah you’re just exercising at nav. Tax office doesn’t care how the fund is trading.
