That’s exactly the point. Coordinating the sale of my flat with the purchase of the house hasn’t been easy at all; opportunities just disappear, and all that’s left are houses right next to the noisy roads, too expensive, and so on.

Aside from that, if you NEED to sell your own place before reliably being able to commit to another place then the answer is clear anyway, and - in general - it’s wise to not ‘fall in love’ too much with a place.

Aha, OK, that’s OK then. You can sell your place with e.g. a 4 months time before you move out. THis gives you 2 months overlap to move out/in.
If you can’t sell your place within 18 months then there is an issue… either a price issue or another issue. I can certainly sympathize with the situation as things rarely line up perfectly in life.

This would have to be a very attractive deal otherwise. And if I can’t get the bank to give a mortgage for that, I would be quite apparently stretched too thin. I don’t know your full circumstances, but this seems irrational.
Red flag. If you are currently already disappointed with the turnout on visits of your appartment or offers on it, I would expect to have to cut some of the price during the negociations to meet an interested buyer at a price where they’d be willing to think they’re having a good deal and to close the deal. I would always want to have some leeway between the listed price and the price I’m actually willing to sell my asset for.
It’s possible you are trying to extract too much out of your current appartment. I’d come up with an alternative way of financing or change my plans.

Yes, I was too optimistic about my apartment. The biggest problem is its location on a main street. With the windows closed, you can’t hear any noise, but some people want to live in a small city without hearing buses go by during the day. I will probably have to lower my price by 20-50k or just keep my apartment and forget about the house.
